This wonderful villa sits on spacious grounds of 7,000m2 in a perfect location just 3km from the sea, and near to the two attractive coastal towns: Porec and Umag. Also, only 20 minutes away, is the medieval town of Groznjan, which has great atmosphere and a multitude of art galleries along its narrow cobbled streets plus restaurants and bars in its main square. Villa Hiron has a large lawn plus Mediterranean trees and shrubs with plenty of space for adults to relax and children to play in. Two lovely wooden pergolas with garden furniture plus a built in barbecue provide pleasant shade during hot summer days and an ideal spot for al fresco meals. The interior of the property is stylish and comfortable with quality fittings. 
            The surroundings are well recognised as being ideal for cycling and for walks through the neighbouring villages and countryside. Indeed the owners have 4 mountain bikes that you can rent from them (payable locally). The sea and the nearest beaches are in Lovrecica (3km) which is a small village with several good restaurants and a pizzeria.
            Within 5 minutes drive you have two excellent Istrian restaurants called ‘Astarea’ and ‘San Rocco’ in the interesting village of Brtonigla. Groznjan, an old stone town in the interior has become a centre of culture in the summer, especially for jazz music and is within 20 minutes drive. Umag is a famous Croatian tennis centre, and Porec is ideal for bustling summer evenings, with a multitude of excellent restaurants and bars. Among the old stone buildings in Porec, a special place belongs to the Euphrasian basilica, a UNESCO protected monument.

DETAILS OF ACCOMMODATION

The front door is on the upper level via steps from the garden, and opens into the open-plan living room which has a sitting area, kitchen and dining area. The kitchen is fully fitted with fridge, oven and dishwasher; the air-conditioned sitting area contains a sofa and armchairs, satellite TV and DVD; this room opens onto the spacious front terrace which has a dining and sitting area plus a little kitchenette in the corner. On the right of the living room is a bathroom/wc, and to the left is a separate wc. There is a double bedroom and a twin bedroom on this floor. Off the kitchen a door leads to a round terrace with rattan furniture and views over the garden.

Steps from the living room lead to the ground floor which has an excercise room with indoor bike, pilates ball, stretching space plus massage table (massages can be arranged locally for you by the owners), and a study which has an exit to the terrace and garden. Also on this level is another double bedroom and shower room/wc; next to this is a corner space with a washing machine. The double bedrooms have king-size beds, and all the furniture in the house is made of natural wood.

Outside is a well-maintained and lawned garden with a 8m x 3m swimming pool with outside shower, and a pergola-covered terrace with a built in barbecue.
